Noise Complaints

When we get complaints about noisy tenants the first thing we do is send a letter to them saying we’ve had a complaint and that we take complaints seriously etc. We don’t identify who made the complaint.


As always, rule number one is to imagine how one would rationalise the case to a PRTB adjudicator. We ask complainants to record the noise the next time it happens, for example an audio or video recording on a mobile phone. We can also rely on multiple neighbour complaints (at least three neighbours) but the vast majority of people would be able to get some sort of audio or video recording on a mobile phone. Even if we had three neighbours complaining about the noise, if it was really that bad they would be able to record something to prove it.


When we have concrete evidence we send another warning to the tenant saying we will evict them if it happens again.


We take into account the frequency and severity of the noise before sending any eviction notice. For example a couple having an argument every few months is usually just a healthy marriage. Shouting arguments are unpleasant to hear but it’s not as bad as loud music from a party. Only a recording could tell how severe noise was.


If it does happen again (third time) within a close period of time, and we get the same recordings from the complainants, we then send them an eviction notice using the appropriate wording set in legislation.





Protect your deposit!

  • The full deposit is not refundable if you change your mind, because we turn away other interested parties and take down the ad. 
  • Protect your deposit by sending us a snag list as soon as you move in. 
  • Protect your deposit by handing back your apartment as you received it. 
  • Our move-out snag lists are conducted by 3rd-party contractors. 
  • Protect your deposit by returning all keys, fobs and clickers at the end of your stay, even if you bought extras from us.

Bathrooms

  • Check toilet seat / toilet handle / taps are undamaged and working

General

  • Windows working and lockable
  • Check windows for cracked glass
  • Paint is same colour as original
  • All heaters and water heaters working
  • Clean entrance / front door
  • Check for any junk / furniture / appliances left behind
  • All light switches and sockets working
  • Check for signs of leaks in ceilings / windows

Security Tips

Dear Residents,

Please make special note of the following common sense security tips.

  • Make sure all external doors are securely locked – Front door / side door / back door / garden doors. Propping open exterior doors compromises the security of all residence.
  • Always use your deadlock when leaving your apartment.
  • Always set your alarm if fitted.
  • Be curious – Know your neighbours. If someone is in the building or the gardens and you don’t know them, consider asking them who they’re looking for.
  • If you are concerned, don’t hesitate to call the Gardaí – Put your nearest station number in your phone contacts. Station numbers:

  • Never let someone you don’t know into the building – Even if they say they are looking for another tenant, they must contact the tenant they know directly.
  • Let us know if a hall or external light is not working. Let us know if someone else is compromising the security of your building!
